One57 is one of the top super luxury buildings in Manhattan, New York.  It was the building that started the term “Billionaire’s Row” on West 57th Street.  In 2014, the penthouse at One57 sold for $100 million, making it the most expensive home ever sold in New York.

Apt 32B is a corner unit two bedroom, 2.5 baths condominium with views of Central Park.   A good buy at $3,030 per sqft, the least expensive at One 57 on a per sqft basis.  Super luxury buildings like 432 Park and 220 Central Park South are selling for a lot more, up to $7,000 per sqft.   This makes Apt 32 a relative value buy, in the context of super luxury buildings.

The apartment could be rented at $20,000 per month, providing an all cash yield of 3%.  Target tenants would be the most senior level executives and the high net worth tenant who is not ready to buy.
