Financial Approach

Dear Potential Client,

 

When helping buyer clients identify and evaluate what is a good buy, we take a financial approach to looking at the options.  This means looking at appreciation potential, a forecast income statement if the property will be rented out, analyzing the building and market demand, evaluating whether a property is overvalued, fairly priced or undervalued.

 

We take this approach because of my finance background, having worked at Citigroup and managing a $500 million business before becoming a property agent.  Also, I was a property investor prior to becoming an agent, during which time the agents who showed me properties used to talk up a property without any basis of data.  I realized then that showing facts and data is absolutely critical to making an informed decision.

 

Of course, it’s not just the numbers.  We evaluate the view, functionality of the floorplan, convenience of a location, proximity to transportation, quality of workmanship etc.

 

We go through shortlisted property in a detailed way and discuss pros and cons with clients. This is how we guide buyers towards an informed purchase.
